How this is sourced, and how it stays current.
Each requirement is checked against the buyer portal's own primary source wherever one is retrievable, starting there on every research pass because portal blocks do get lifted. Where a portal blocks automated access entirely (DEWA and ADNOC both return HTTP 403 or sit behind a login on every pass so far), the requirement list is escalated: first to an independent republication by another government entity, then to a manual PDF on a different host, and only then recorded as unverified — never silently upgraded to look more complete than the evidence supports. Private developers (ALDAR, Emaar) publish nothing at all and cannot reach government-grade sourcing by design, not by an incomplete pass.
A routine research pass runs every three months — chosen against the product's own 180-day staleness threshold, so one full missed cycle is recoverable before anything is flagged stale to a user. A regulatory effective date (like Dubai Law No. 7 of 2025's phased rollout) or a user-reported mismatch triggers an immediate re-check outside that cadence.

One rule this dataset never breaks: a critical requirement is never allowed to sit on unverified evidence. If a requirement would block a submission, it is either backed by verified or inferred evidence, or its severity is downgraded — never the reverse. This is enforced mechanically in the product's own codebase, not just asserted here.
